Miami’s financial center. High-rise offices, Brickell City Centre and the Metromover line make the area walkable for both the people who work here and the people who rent here. For investors, the distinguishing feature is that rental demand stays steady through the year.

The character of the area

Brickell is Miami's financial core: high-rise office towers, international bank branches and the residential towers that surround them all fit into a few blocks. The density at street level is not matched anywhere else in the city, and Brickell is one of the few Miami neighborhoods that stays awake at every hour of the day.

The retail levels of Brickell City Centre, the restaurant strip at Mary Brickell Village and the Metrorail and Metromover stations make the neighborhood livable without a car. That walkability is an exception at Miami scale, and it shapes the tenant profile directly.

For investors, what sets Brickell apart is that rental demand is relatively independent of the season: what drives it is employment, not tourism.

Worth knowing

The density is both the appeal and the cost: on some blocks traffic and construction noise are constant, and a view can be closed off when the lot across the street is built out. When you choose a tower, ask about the exposure and the zoning status of the facing parcel separately.
