The idea being sold is explicit: wellness is not an amenity line item but the organizing principle of the building. The developer defines the project by more than 22,000 m² of dedicated wellness space — a claim of scale that departs from the familiar arrangement where common areas amount to a pool and a gym.

In unbranded projects the equation shifts for the buyer. In a brand-licensed tower part of the standard is underwritten by the brand; here the developer is the sole owner of the standard. That is not necessarily a disadvantage — no license fee lands in the price or the dues — but it makes examining the developer's delivery record even more decisive.

Density has another face. Construction traffic is permanent, views depend on the zoning rights of neighboring parcels, and new supply comes online continuously. When buying in Brickell, the difference between "has a view today" and "keeps that view" has to be read from the zoning status of the parcels around it.

The reason is unit mix more than location: in large-scale buildings the share of smaller layouts is high, and those layouts set the entry price.
