The character of the area

Coconut Grove is Miami's oldest settled neighborhood, and it shows in the street fabric: mature banyan trees, narrow shaded streets, low-rise building stock. The scale is entirely different from the city center.

The relationship to the water here runs through marinas rather than beaches — Dinner Key and the sailing clubs around it are part of daily life. Peacock Park and Kennedy Park form the open space along the water.

The renovated retail block at CocoWalk and the independent shops around it define the center of the neighborhood, while Vizcaya Museum and Gardens and The Kampong botanical garden represent the Grove's century-old layer. It is one of the neighborhoods where family-scale demand concentrates.

The Grove is scaled for walking: the area around CocoWalk, the marina line and the neighboring streets sit a few minutes apart. Against Miami’s car-centered layout that makes it an exception — and that scale is also why daily life here is largely built on foot.

The calm is deliberately protected: tower density is kept low, and the historic tree canopy is treated as a separate item in zoning decisions. That protection is a gain for view and noise; in return the supply stays limited and making room for new housing is harder.

The waterfront here works through marinas and sailing rather than beaches. The Dinner Key line is the real water edge that sets the neighborhood’s daily rhythm; the Grove is therefore an address not for someone looking for a resort, but for someone who wants the water as part of ordinary life.

The relationship with neighboring areas is close: a short drive out of the Grove reaches Coral Gables’ boulevards or the Metrorail line. But that proximity works both ways — the Grove’s own center is shared with visitors from the surrounding neighborhoods, and around CocoWalk you feel it on weekends.

Worth knowing

Part of the building stock is old: building age, roof condition and plumbing come up more often here than the Miami average. The tree canopy cuts both ways — shade, but also maintenance and the risk of damage after a storm.

Do I need a car in the Grove?
Day-to-day needs inside the neighborhood are largely met on foot; the center, the marina and the neighboring streets are a few minutes apart. If you leave the city, a car is practically necessary, but the Metrorail line and the Metrobus network make the connection to the mainland, and the linear park beneath the Metrorail line supports a pedestrian and transit route.
What price level should I expect?

Within the Grove, parcels close to the water, low-rise buildings on interior streets and newly built housing diverge sharply at the same square footage, and the building’s age and condition affect price further.
