The character of the area

Edgewater is a narrow strip running along the bay between Downtown and the Design District. What defines it is not its width but its frontage: most of the building stock faces the water, so a bay view here is not an exception but a basic characteristic.

Margaret Pace Park is the social center of the neighborhood — tennis courts, a dog run and a waterfront walkway open a breathing space in the density of towers. The retail line of the Design District and Midtown is within walking distance, and Downtown is a few minutes south.

The building stock is relatively new: most of Edgewater's current skyline went up in the last fifteen years, which generally means current building amenities and current technical infrastructure.

Worth knowing

Bay frontage is allocated parcel by parcel: a view that is open today can be closed when the empty lot in front of it is built out. A view bought without asking about the exposure and the status of the parcel in front of it has not really been bought.
