The Perigon — independent ultra-luxury branded residence

Brand identity

The project carries no licensed hotel or fashion brand; it is recorded in this guide as "independent ultra-luxury." In this category the quality claim is read from the architecture, the materials, the common area per residence and the developer’s record.

Because there is no brand licence fee and no brand-linked operating obligations, the HOA structure is composed differently from hotel-branded neighbors. In exchange there is no ready-made recognition shortcut for an international buyer — a difference felt most at resale.

The project is run by Mast together with Starwood. That one of the partners is a large-scale investment institution is a meaningful signal for financing depth: one of the most concrete risks in pre-construction projects is a project stalling for lack of financing. Even so this is not a guarantee, and the delay clauses in the contract should still be read.

Neighborhood dynamics

Miami Beach is a mature market: low-rise historic stock and new towers sit interleaved in the same area. That variety increases the number of comparable properties and makes pricing relatively well established.

The sub-areas live noticeably differently. When evaluating an address, it is not enough to settle for the "Miami Beach" label: beach access, traffic density and commercial fabric can change within a few blocks.

Directly oceanfront parcels are a limited resource on the island and few are open to new construction. That structural constraint gives new beachfront projects a durable scarcity advantage.

On a coastal band, insurance premiums, wind codes and facade maintenance are permanent expense items. Once common-area and staffing costs at ultra-luxury scale are added, the HOA fee can run markedly higher than the area’s standard residential stock.

The investor’s view

The project is under construction; the estimated completion year announced by the developer is 2027. Payment is spread across installments through the contract and the balance closes at delivery. The delivery date is a plan, not a commitment, and it can slip.

Because no public price range has been published, no price section is drawn on this page. That is ordinary in the ultra-luxury category: pricing is set unit by unit and often through negotiation. Because comparison becomes harder, the value of an independent valuation opinion rises.

To settle before signing: the steps of the payment schedule and their dates, which account holds the deposit, the buyer’s rights in the event of delay, the estimated amount and scope of the HOA fee that begins at delivery, and rental restrictions.

In an unbranded project the comparison set cannot rest on a brand name. The comparison should be built through similar-quality oceanfront projects in the same area; that such examples exist in Miami Beach makes evaluating the unbranded category easier here than elsewhere.

Who it suits

  • A buyer who would rather spend on location and build quality than on a brand licence fee
  • An investor who wants to decide in a mature and comparable market
  • A user who wants to plan payments across the construction schedule

Who it does not suit

  • A buyer who puts an internationally recognized brand name at the center of the decision
  • A user who wants to take possession and use the unit today — the building is not complete
  • An investor who wants to keep coastal insurance and maintenance items to a minimum
